Roof Replacement Cost: Consider the Long Run When Fixing Your House Roof
Roof replacement is a great way to make sure you save money. It can save you a ton of time and make your house look great while saving you money. The best thing about a roof replacement is that it’s usually the last thing you’ll have to do when having to replace your roof. With a roof replacement, there’s only one layer to clean, and then you’re off to a great new roof. This means less time and energy spent cleaning the roof. It is very important to have your roof maintenance and inspection program in place before you ever start thinking about roof replacement or re-roof repair. Your roof maintenance program should include inspections of all flashing around skylights, chimneys, vents, gutters, and vents, inspection of the chimney and attic joint seals, covering gaskets, flashings and joint seals, all tile and skylights, attic insulation, flashing around doors and windows, the roof itself, and the underside of all roofing materials. This would be an overall inspection, which would also include a thorough visual examination of all roof areas, including flashings and joints. A visual inspection alone is not enough – you must be able to inspect each area in detail, using a flashlight. You must ensure that each part of the roof is free of any debris, visible or hidden, as well as loose shingle or other evidence of damage.
Another important thing to keep in mind when estimating the roof replacement cost is where on your roof the damage is occurring. Many roof repairs can actually occur under the shingle layer, as the moisture and temperature changes can cause damage to the underside of the shingle. In these cases, you will want to have a trained and qualified roof replacement contractor come out and do an inspection of your roof replacement needs. There are a number of different things that can affect the condition of your roof – things like poor installation, weather exposure, age, and such – so you want someone who is well-trained in inspecting those areas. Also, a roofing contractor won’t just fix the problem, but they will also repair or replace damaged areas so that your roof structure is sound and functioning properly.
For long run roof replacement needs, there are also a number of long run steps you can take to ensure you get the most value for your money when you decide to hire a contractor. Having your attic inspected by a licensed and trained roofing contractor is always a good idea, and you should have your attic looked at before any other repairs or routine maintenance is done (if it’s needed). If you have a lot of accumulated debris underneath your attic, you may want to consider removing it before you even hire a contractor – that way, your contractor can look inside and see if there’s any damaged or mold growing there.
